Here’s how Smart Marketing works.
Step 1. Prepare to Sell
Before being placed on the market, homes should be in "show" condition. Matt will explain what repairs and upgrades produce the best results. >10 Tips for Better Home Showings
Step 2. Price it Right
As your selling agent, Matt will conduct a free, no-obligation Comparative Market Analysis (CMA). The CMA evaluates current listings and sale prices of similar homes in your neighborhood. Although no property is identical to yours, those with a high degree of similarity are noted in the CMA.
Step 3. Market Your Home
Smart Marketing uses a flexible five-pronged approach to sell your home.
Internet. The Internet has become the most important medium to find a buyer for your home. Your home will be showcased on the internet by placing it in the Multiple Listing Service (MLS). The MLS is the single-most used source for marketing properties on the Internet in the Red River Valley. Your listing will include multiple high-quality photographs and rich detail of the property.
One-Pager. A professional one-page flyer will be displayed outside your property so potential buyers can obtain a sneak peak of the property as they drive by. The flyer will also be used to market your home to other agents.
Showcase Portfolio. A Showcase Portfolio of your property will be prepared and left at your property to display additional information such as recent improvements, neighborhood information and financing options. Each Showcase Portfolio is custom-made just for you.
Newspaper. In the Red River Valley, properties are typically advertised weekly in the Grand Forks Herald’s Real Estate Guide. Your property will be featured in the publication on a rotational basis. Open Houses will also be advertised in this publication.
Show Your Home. At your discretion, Matt will show your home to local real estate agents, potential buyers, and host Open Houses.
Step 4. Evaluate the Progress

Matt will assist you in the bargaining process, by providing advice as offers are received and by working closely with legal counsel, tax specialists and inspectors.
Step 6. Closing
Once a contract for the purchase of a home has been accepted, a series of inspections and checks are typically required to satisfy buyers and lenders. Matt can help owners complete the transaction process by assisting with requirements found in a sale agreement.
